Two stages, one goal

Extraction comes first because a pump or wet vacuum removes far more water, far faster, than evaporation ever will. Carpet, pad and loose rugs are weighed for what can be saved.

Drying comes second. Moisture soaks into studs, plates, plywood subfloor and the back side of drywall. Fans move air across the surface, and dehumidifiers pull the vapor out of the room so it does not settle somewhere else.

What the moisture meter is for

A handheld meter reads the water content of drywall and wood without opening the wall. Readings are taken in the dry part of the house first, so the contractor has a normal number to compare against.

Drying ends when wet areas match that normal reading, not when the surface feels dry. A floor can look fine and still hold water in the subfloor below it.

Ask to see the readings on the day equipment goes in and on the day it comes out.

What you may notice during drying

  1. Noise and heat

Several air movers and one or more dehumidifiers run at once. The house gets warm and loud.

  2. Cut-outs

Baseboard may be removed and small holes drilled so air can reach wet cavities behind walls.

  3. Daily checks

A technician returns to re-read the meter and move equipment. The count of days depends on the readings, not a fixed schedule.

Drying with a crawl space under the floor

Wherever a floor sits over a crawl space, wet insulation and damp soil under the floor are common findings. Hardwood over a wet crawl space can cup long after the room looks dry. The crawl space page covers what to check underneath.

Questions people ask

Can I dry the house with box fans alone?

For a small clean spill caught right away, yes. Anything that reached a wall cavity or subfloor needs a dehumidifier and a moisture reading, since fans move damp air without removing the water.

Why is the equipment still running?

Because the wet materials have not returned to the reference reading. Ask what number the contractor is aiming for.

Will the contractor remove my flooring?

Sometimes. Carpet pad is usually discarded. Hardwood and laminate depend on how much water got underneath and how the boards respond to drying.
