Crawl space flooding in Gastonia, NC
In a house set over a crawl space, water collects under the floor instead of in a lower room, and it can sit there unseen. Call to reach an independent contractor who can look at what is down there.

Where the water comes from
- Rain running toward the foundation.
- A split supply line or a leaking drain under the floor.
- Gutters and downspouts that empty beside the wall.
- A water heater, tub or washer drain that has failed above the crawl space.
Finding the source decides everything else. Pumping out water that returns after the next storm only buys a few days.
What matters under the floor
Wood floor framing, subfloor and fiberglass insulation all absorb water. Insulation that stays wet holds moisture against the wood above it, so it often has to come out.
The ground cover matters too. The US Department of Energy's job aid for crawl space plastic calls for a 6-mil minimum ground vapor retarder with a perm rating of 0.1 or less, extended at least six inches up walls and piers, with seams overlapped at least twelve inches.
A torn or missing ground cover lets soil moisture rise into the house all year, not only after a flood.

Flood water is a different insurance question
The NC Department of Insurance says homeowners policies do not cover flood damage, which needs separate flood insurance, and that a new flood policy has a 30-day waiting period. Whether a wet crawl space counts as flood or as a plumbing leak depends on the cause. Read insurance basics and ask your agent.
What Gaston County towns saw in Hurricane Helene
WFAE reported on 1 October 2024 that the Catawba River swelled and flooded several streets in Mount Holly, and that Dutchman's Creek overflowed into an apartment complex there. The South Fork of the Catawba stayed high in Cramerton. See the Mount Holly and Cramerton pages for local notes.
Questions people ask
Is a damp crawl space always an emergency?
No. Standing water, running water or a sagging floor is urgent. A slightly damp surface after a wet week is worth checking, and can wait for a scheduled visit.
Can I just lay new plastic?
Not over standing water or wet insulation. The area has to be drained and dried first, otherwise the plastic traps the moisture.
